Mudge Ranch is one of the most sought after neighborhoods in the Oakhurst area. Our small cul-de-sac has some of the highest dollar homes in the Mudge Ranch area. Our small niche of neighbors are doctors, lawyers, and successful business owners. Ours is the largest property too… by far. We’re also on the very end of this exclusive cul-de-sac.

Our 3300 foot elevation is the best. It snows about 3-5 times a year, usually about 2-12”. Even in the snow, it’s normally easy to get out, unless you need an excuse…snow day! We face North which means it’s much cooler in the summer than Oakhurst and warmer in the winter.
Many wells are low capacity and community water is a real issue here. Radon is also a big concern. Not ours. When installed it was rated at 30 GPM. That is huge! It’s over 900 feet deep but the pump is set to only 600 feet. Even better, the water has stayed at the 200-250′ level since we’ve been here. Plus, the pump and pipe was just replaced within the last 3 years.

One entire side of our home is almost all windows. This includes the 18′ high great room wall of windows and the 16′ high master bedroom wall of windows. The rest of the rooms have 1-2 walls of extra-large and extra-tall dual pane windows, most with arched tops. The sun just shines bright and beautiful all the time, even in the winter. The sunrises and sunsets are truly amazing.

The master bathroom is marble with bronze fixtures fitted with an extra-large heated 2 person spa-tub. We cool the house for about $100 per month with evaporative cooling. Both 6″ exterior walls and ceiling have upgraded insulation. Even the interior walls are insulated. We heat the home with a top-of-the line Jotul wood stove. There’s really nothing like a real wood fire. It’s cheap, keeps us toasty warm and is super easy. If it ever gets too hot or cold, we use our 4 zoned HVAC energy efficient central unit.
Our house was pre-designed for easy expansion. You can add another 2000 s.f.. We even have designs. It’s ready to go with a larger capacity septic tank and lines, 400 amp electrical panel and 500 gallon propane tank. We even have a pre-leveled area to build a 1200 s.f. metal building with possible mother-in-law unit.
Up to 20 meg download DSL. We’re also pre-wired with Cat5, fiber and phones for complete home automation. Security includes doors, windows, garage, attic, glass breaks, motions and wiring for outside cameras. The living room is wired for surround sound and the master bedroom and bath for central music. Unlike many homes we have coverage from Verizon too. In 12 years, we’ve had 4 false alarms with very quick sheriff response.
Your dogs will love it here. They (and you) will enjoy an excellent dog area surrounded by chain link fencing. It’s right next to the house for easy potty breaks. It’s filled with pea gravel so it’s easy to clean and easy on the dog. We’re including a very custom doghouse that matches the house too. We even have an enclosed cat area, that’s just purrfect for inside only kitties.
