Mudge Ranch is one of the most sought after neighborhoods in the Oakhurst area. Our small cul-de-sac has some of the highest dollar homes in the Mudge Ranch area. Our small niche of neighbors are doctors, lawyers, and successful business owners. Ours is the largest property too… by far. We’re also on the very end of this exclusive cul-de-sac.

We’re only 12 minutes to Bass Lake, 12 minutes to Oakhurst, 45 minutes to Fresno, 45 minutes to Madera, 20 Miles to Yosemite, 30 minutes to excellent camping, hikes and many other nature lovers’ activities and only 3 hours to the coast.

Live high above the entire Oakhurst Valley. Gaze across the Yosemite high country. Little Shuteye, Big Shuteye and Fresno Dome are almost at your fingertips. Our great room and master bedroom both have an entire wall of windows to be a part of it all.

At night the stars go on forever… it’s like the Milky Way is right there. Watch comets come and go thru the night. It’s like our home is part of the sky. See an endless and ever changing view of blue skies and puffy white clouds. You can even see Bass Lake fireworks once a year without any traffic.

Embrace life in almost 40 acres that’s better than National Forrest. 10+ acres around home has been cleared and is almost park like. Live among large pine trees and cedar trees that are still thriving. Surround yourself with four seasonal streams. The largest stream by the house flows much of the year as a bubble, a trickle or a roar.

Our 3300 foot elevation is the best. It snows about 3-5 times a year, usually about 2-12”. Even in the snow, it’s normally easy to get out, unless you need an excuse…snow day! We face North which means it’s much cooler in the summer than Oakhurst and warmer in the winter.

Many wells are low capacity and community water is a real issue here. Radon is also a big concern. Not ours. When installed it was rated at 30 GPM. That is huge! It’s over 900 feet deep but the pump is set to only 600 feet. Even better, the water has stayed at the 200-250′ level since we’ve been here. Plus, the pump and pipe was just replaced within the last 3 years.

Let’s start with our covered entry porch that leads to the double entry doors. All windows are upgraded dual pane with beautiful arches. All exterior walls are 6″ inches with upgraded insulation. The exterior is protected with hardy-plank. This is a composite that lasts a long time and is fire resistant. And to keep it all dry is a 40 year roof in excellent condition with ridge roof vents for added efficiency.

Drive thru our automatic gate, down 500′ of tree lined driveway to our large concrete drive area. It’s great for extra parking, playing games or extra big parties. Right across the drive is a large area leveled to build the ultimate 1200 s.f. workshop too. With a 400 amp line, you can power just about anything. Got a large RV? Turn-a-round is a cinch. We’re also RV ready with both electrical and septic hookups.

One entire side of our home is almost all windows. This includes the 18′ high great room wall of windows and the 16′ high master bedroom wall of windows. The rest of the rooms have 1-2 walls of extra-large and extra-tall dual pane windows, most with arched tops. The sun just shines bright and beautiful all the time, even in the winter. The sunrises and sunsets are truly amazing.

Cook in style under a 10 foot ceiling that flows right into the breakfast nook and great room. You’ll appreciate the ‘very-exclusive granite’ counters too. Even doing dishes is fun while you’re looking at the high country. We have all the extras too, extra deep inset stainless sinks, 5 burner gas stove, double door fridge, water purifier, recessed lights, over & under cabinet lighting, four walls of extra tall cabinets and a pantry.

The entire living area is single level with an all concrete foundation. The floor plan and overall open design is modern, beautiful and very life friendly. From every angle, there are beautiful curves, lines and architectural nuances. Welcome friends thru double doors onto our travertine tile entry with 18′ ceilings that lead right into the great room with a wall of windows and spectacular views. All walls are smooth texture with bullnose corners. Most rooms have 10′ ceilings and feel huge.

Let’s start with a 16′ cathedral ceiling with paddle ceiling fan. Then add a 16′ wall that’s all windows. It’s super private too, because other bedrooms are across the house. The master bathroom is marble with bronze fixtures fitted with an extra-large heated 2 person spa-tub. Top it off with 2 sinks, glass shower, private toilet, recessed lighting, cathedral ceiling and walk in closet. It even has a pre-built opening for a double sided fireplace between the tub and bedroom.

Run barefoot thru our cool grass for days. Our 50′ natural rock wall already has a 15′ high mini-half dome setup for the perfect waterfall and pond. We even have an enclosed raised veggie garden. Of course, all is watered automatically. There is even a place for the ultimate infinity pool. Swim right into high country views & sky. All easy to maintain blending into the natural forest.

We cool the house for about $100 per month with evaporative cooling. Both 6″ exterior walls and ceiling have upgraded insulation. Even the interior walls are insulated. We heat the home with a top-of-the line Jotul wood stove. There’s really nothing like a real wood fire. It’s cheap, keeps us toasty warm and is super easy. If it ever gets too hot or cold, we use our 4 zoned HVAC energy efficient central unit.

Our house was pre-designed for easy expansion. You can add another 2000 s.f.. We even have designs. It’s ready to go with a larger capacity septic tank and lines, 400 amp electrical panel and 500 gallon propane tank. We even have a pre-leveled area to build a 1200 s.f. metal building with possible mother-in-law unit.

Up to 20 meg download DSL. We’re also pre-wired with Cat5, fiber and phones for complete home automation. Security includes doors, windows, garage, attic, glass breaks, motions and wiring for outside cameras. The living room is wired for surround sound and the master bedroom and bath for central music. Unlike many homes we have coverage from Verizon too. In 12 years, we’ve had 4 false alarms with very quick sheriff response.

Your dogs will love it here. They (and you) will enjoy an excellent dog area surrounded by chain link fencing. It’s right next to the house for easy potty breaks. It’s filled with pea gravel so it’s easy to clean and easy on the dog. We’re including a very custom doghouse that matches the house too. We even have an enclosed cat area, that’s just purrfect for inside only kitties.
